DFW Healthcare Properties Expand Through Strategic Development

Southwestern Medical District remains a hub for healthcare real estate, but North Texas' growth demands adaptation from health systems.

T
he North Texas healthcare industry is driving growth in the region, with expanding systems responding to a population boom. The pandemic has reoriented people's lives, allowing many families to work remotely and relocate to outer suburbs like Frisco and Ellis County. As a result, hospitals are expanding in Celina and Waxahachie.

A construction boom is underway in Dallas' Medical District, where a new psychiatric hospital, school, and lab will soon be joined by a joint campus between Children's Health and UT Southwestern. This flagship hospital will offer increased access to the state's top pediatric facility.

    Here are some significant projects:

    1. Children's Health + UTSW's New Pediatric Campus

A $5 billion project spanning 33 acres in Dallas' Medical District, connecting to Clements University Hospital. The 2-million-square-foot facility will have two 12-story towers and one eight-story tower, increasing bed capacity by 28% to 552 beds. A larger emergency department and more operating rooms will be added, along with a sky bridge connecting Clements to the new campus.

    2. Methodist Celina Hospital

A $237 million project in Celina, one of the fastest-growing cities in the country. The hospital will have 200,000 square feet on 46 acres and include services like cardiac care, cancer treatment, and robotic surgery. It's expected to open in 2025 and will be Methodist Health System's 13th hospital.

    3. Baylor Scott & White Medical Center–Waxahachie

A $240 million addition to the Waxahachie campus, addressing a 40% increase in patients over two years. The new six-story patient tower will include an expanded emergency department, surgery wing, and intensive care unit. The project is part of a larger 135,000-square-foot expansion.
