Hollywood-based limited liability company led by Michael Eghbali is planning a 51-unit affordable housing complex in East Hollywood. The five-story apartment building would be built at 1301 North Alexandria Avenue, replacing a vacant lot. Plans call for one- and two-bedroom apartments with no onsite parking.
The project will utilize L.A. Mayor Karen Bass' Executive Directive 1 to expedite approval, which applies to shelters and affordable housing projects in Los Angeles. Density bonus incentives will also be used to allow a larger building than zoning rules permit, in exchange for 100% affordable housing for low- and moderate-income households.
The gray and charcoal complex, designed by California Development & Design, features a rooftop deck and exterior balconies on at least two sides. This is not Eghbali's first project in the area; he previously entitled the site for a mixed-income, 16-unit complex using Transit Oriented Communities incentives.
