Eastport Logistics Park Expansion Plans Unveiled by InLight Real Estate

Developer plans up to four buildings for North Jacksonville property's first phase.

ion Jacksonville LLC is seeking permits for two speculative warehouses at its Eastport Road property in North Jacksonville, with a third planned. The New York-based company applied for permits on October 18 and 31 for Buildings One and Two, each approximately 312,278 square feet, at a total project cost of $21.51 million. Building Three is proposed to be around 132,265 square feet.

    The site plan for Eastport Logistics Park in North Jacksonville, which will be developed by Ponte Vedra Beach-based InLight Real Estate Partners after it buys 137 acres from Zion Jacksonville. The Conlan Co. of Jacksonville is the contractor and Randall Paulson Architects of Roswell, Georgia, is the architect.

    InLight confirmed plans to develop four to seven industrial buildings on Parcels 3A and 3B, totaling 1.84 million square feet of warehouse space. Zion Jacksonville applied for permit review on October 24 to clear 138 acres at an estimated project cost of $20 million, laying groundwork for the industrial park.

    Eastport Logistics Park is surrounded by other industrial parks in North Jacksonville. Infrastructure contractor Phillips and Jordan Inc. will handle clearing, site utilities, roadways, and building pads for future buildings. Zion Jacksonville has asked JEA to determine water flow connections along the proposed "Zion Parcel 3 Spine Road" for future parcel connections.

    The city approved civil engineering plans on June 13 for a first phase of four buildings. InLight submitted those plans on May 3 for four warehouse distribution buildings comprising 884,000 square feet in one phase. The site is being marketed as Eastport Logistics Park by Colliers, with building sizes available from 131,040 to 310,960 square feet and flexible suite sizes starting at 25,000 square feet.

    Zion Jacksonville LLC owns over 700 acres in North Jacksonville and has been positioning its land for potential warehouse use exceeding 8 million square feet. The company has sold parcels in the past year, with industry experts suggesting a long-term move to sell the land after family leader Abraham Zion's death eight years ago.
