Located at the intersection of W. Sam Houston Parkway North and West Road, the shopping center attracts high foot traffic with an average of 185,000 vehicles per day.

    The property is owned by NewQuest and features a mix of retail tenants, including Chick-fil-A, Smoothie King, Whataburger, Salata, and Bank of America. The area's strong demand for retail space has driven up rents in Houston, with the average asking rent reaching $20.80 per square foot.

    EōS Fitness is rapidly expanding across the Sunbelt and West, with locations in Texas, Florida, Arizona, Nevada, California, and Utah. The company aims to operate 250 gyms nationwide by 2030 and has plans to enter Georgia. With a basic membership starting at $9.99, EōS Fitness competes directly with low-cost fitness brand Planet Fitness.
