Evanston considers ending exclusive single-family home zoning laws

Evanston officials consider eliminating single-family only zoning to boost local housing options through citywide zoning rewrite.

E
vanston officials are considering a groundbreaking proposal to scrap single-family only zoning, aiming to increase local housing options. This move would put the North Shore suburb at the forefront of Chicago region municipalities adopting such transformative policies.

Under the plan, led by HDR consultancy, single-family lots could be redeveloped into buildings with up to four units, adhering to existing size and height restrictions. Evanston has a history of progressive housing policies, including allowing accessory dwelling units and implementing affordable housing initiatives.

However, not everyone is on board. Opponents argue that the change could compromise public safety and aesthetics. Some also worry about the environmental impact of demolishing homes. On the other hand, proponents see economic benefits in eliminating single-family zoning, which can drive up housing prices. Illinois state Rep. Kam Buckner praised the initiative for tackling exclusionary zoning practices, saying density is a key driver of growth and community vitality.
