The renovation, led by No Architecture and chief architect Andrew Heid, fused two units into one spacious residence and added a striking “treehouse” feature that rises 22 feet to the double‑height living room. The wooden structure, visible through floor‑to‑ceiling windows, is accessed by a spiral staircase and includes netted seating that skirts building codes as a “soft space,” offering views of the Hudson.

    Michael Holtz, founder of a luxury travel agency, and Megan Genualdi made headlines in 2022 when the Wall Street Journal highlighted the treehouse in their West Village remodel. Holtz has a history of flipping high‑end Manhattan properties, including a 2004 sale to Sean “Diddy” Combs, and had invested $9.9 million in four units at 165 Charles between 2005 and 2008. After several attempts to sell the four‑unit block, the couple chose to combine two units and create the current layout.

    The interior emphasizes communal living. A circular floor plan centers on the living area, with pocket doors that can open rooms into public spaces. Sliding cabinetry in the kitchen and a swiveling bookshelf in the family room allow flexible use of space. The family room, which includes an ensuite bathroom, can be converted into a fourth bedroom.

    Jon Capobianco of Douglas Elliman lists the property as “The Urban Treehouse.” He noted that the family has grown since 2022 and they now seek a more traditional, child‑proof home. Within days of listing, the condo has already attracted two showings and multiple inquiries.
