enesisM, a joint venture between Bain Capital Real Estate and Botanic Properties, has broken ground on a 154,000-square-foot biomanufacturing facility in Bedford, Massachusetts. The project is a significant development for Greater Boston's life sciences sector.
Located near Kendall Square's biotech hub, the facility will offer multiple tenants independently controlled manufacturing suites with GenesisM's proprietary "Enhanced Core" design. This innovative approach aims to accelerate tenant buildouts and reduce upfront costs by providing a comprehensive infrastructure ready for customization.
"This groundbreaking marks an important milestone in our mission to deliver flexible, capital-efficient biomanufacturing facilities," said Joshua Zinns, Managing Principal of Botanic Properties. The facility will feature high ceilings, ample power, and column spacing designed for long-term flexibility and operational efficiency.
Tenant fit-outs are expected to begin in the second quarter of 2026, with core and shell delivery projected for the third quarter. The development team includes Commodore Builders, Perkins&Will, and engineering partners BR+A Consulting Engineers, Thornton Tomasetti, VHB, and Arcadis for cGMP peer review. Barings is providing construction financing.
