Hamptons Modernist Masterpiece Sells for Record-Breaking $17.77M

East Hampton's Bar House sets new standards in luxury real estate.

T
he Bar House, a 9,000-square-foot modernist home in East Hampton's Northwest Woods section, has set a record for the area with its sale of $17.77 million. The property, which boasts an L-shape design and floor-to-ceiling windows, was sold by Brown Harris Stevens agent David Tenenbaum to a tech executive who will join neighbors like actor Neil Patrick Harris and fashion designer Donna Karan.

The buyer was drawn to the home's unique features, including its 13-acre private setting surrounded by 500 acres of East Hampton town preserve. The property also boasts an outdoor living space with oversized moon-like recessed lights, a fireplace, and an open kitchen with a pizza oven. Inside, the five-bedroom, five-bathroom dwelling has radiant-heated bluestone floors, double-sided fireplaces, and high-end appliances.

The most striking feature of the home is its second-story-wing master bathroom, which features embedded shower heads in the ceiling and a floor made from marble that drains water into a pan underneath. The design allows for an open space where the bather can take a shower while gazing out at nature.

Annual property taxes are $35,042. The sale of the Bar House is expected to drive up prices in East Hampton's Northwest Woods section, which is known for its large lots and natural beauty.
