he Greater Harrisburg Association of REALTORS (GHAR) reported a surge in inventory across Cumberland, Dauphin, and Perry counties in its May 2025 housing market report. Active listings reached a five-year high, providing buyers with more options as the market heats up.
According to GHAR President Jimmy Koury, "Inventory is slowly climbing, giving buyers more choices while homes priced right continue to sell quickly." The report highlights encouraging signs across the region, with pending sales remaining strong and setting the stage for a busy summer in real estate.
Key statistics from the report include:
* Cumberland County: 457 active listings (highest in five years), median sold price of $324,900 (up 3.2% year-over-year)
* Dauphin County: 384 active listings (highest in five years), median sold price of $250,000 (down 5.7% year-over-year)
* Perry County: 66 active listings (highest in five years), median sold price of $257,500 (down 9.6% year-over-year)
Koury notes that despite some variability, demand remains strong and activity is expected to continue heading into the peak season.
