Hollywood Greenlight for New Apartment High-Rise Project

Artisan Ventures wins LA City Council approval for 25-story Hollywood apartment complex.

A
rtisan Ventures has overcome an appeal that sought to block its plans for a 25-story apartment highrise in Hollywood. The Los Angeles City Council approved the project, which will replace a parking lot at 6350 West Selma Avenue with a 260-unit tower. Urbanize Los Angeles reported that the council's decision supports the developer's plan.

The appeal by Sound Factory, a recording studio across the street, claimed construction and operational noise would disrupt its business and cited errors in the project's environmental review. However, city staff recommended denying the appeal, stating that vibrations from construction would be temporary and similar to those experienced at nearby developments.

Approved last year, Artisan Hollywood will feature 260 studio, one-, two- and three-bedroom apartments above 6,800 square feet of shops and restaurants. The project includes a parking garage and employs Transit Oriented Communities incentives for 26 affordable apartments in exchange for exceeding zoning rules.

The 286-foot-tall building, designed by Gensler, will have exterior balconies on three sides and a podium deck with amenities like a pool, fitness center, business center, and rooftop lounge. Artisan Ventures has faced financial challenges recently, including surrendering an office complex to lenders in El Segundo due to falling behind on nearly $500 million in debt.

Hollywood officials approve new high-rise apartment project amidst city's growing residential landscape.
