airfax County reports a 6.65% average increase in residential real estate assessments from 2024 to 2025, with the countywide average assessment now at $794,235.
Mason District saw the lowest increase among the nine supervisory districts, with assessments up 5.63%. Homeowners can look up their property's assessment on the county website by entering their address and selecting "values" and then "neighborhood sales."
The tax levy shown on the assessment notice is an estimate, as the Board of Supervisors has not yet adopted a tax rate for 2025. County Executive Bryan Hill recommends a 1.5-cent increase in the tax rate.
Home prices increased due to high demand and limited supply, with mortgage rates remaining around 7% throughout 2024. Assessments rose across all property types: single-family detached homes (6.38%), townhouses (6.53%), and condos (5.84%). Commercial properties saw a modest increase of 0.91%, while office values declined due to high vacancy rates.
Factors affecting real estate assessments include neighborhood sales, economic conditions, property improvements, new construction, and property characteristics such as size, age, and amenities.
Tax relief is available for eligible seniors, people with disabilities, and surviving spouses of military members who died in the line of duty. The maximum gross income to qualify for tax relief is $90,000, with a net worth limit of $400,000. Taxpayers can appeal their assessment if they believe it's higher than their property's fair market value or based on an inaccurate description.
Appeals can be filed with the county's tax administration staff or the Board of Equalization, which conducts formal hearings and considers sworn testimony.
