A Leawood homeowner recently received a letter asking them to purchase a Property Assessment Profile and Grant Deed after closing on their new home. However, these documents are typically provided at closing, making additional purchases unnecessary.
According to real estate agent Colby Lewis, homeowners often receive similar letters after closing. Lewis advises calling the title company if you're unsure about any mail claiming to require copies of your deed. Janelle Vergouven, executive vice president at Coffelt Land Title Inc., agrees that these letters are scams and warns customers during closing about potential mail from scammers.
Vergouven recommends checking with your county recorder of deeds to see if they have a fraud monitoring service in place. She also suggests contacting your realtor or title company for guidance on handling suspicious mail.
