he Hudson Valley housing market is showing signs of recovery, with single-family home sales experiencing a notable surge in October. According to the Hudson Gateway Association of Realtors, Orange County saw a 17.2% year-over-year increase in sales. Putnam County recorded the highest price growth at 14.5%, with a median sales price of $592,500, up from $517,000 last October.
Westchester County continues to have the highest median sales price at $862,500, although it has dropped by $255,000 since August's record high of $1.1 million. In contrast, Putnam's condominium sales declined by 13% in October. Rockland County reported a 11.9% increase in sales, with single-family home prices rising by 10% to $747,500 and condo prices reaching $402,000.
Sullivan County saw a modest 1.4% increase in sales, but its median sales price jumped by 14.5% to $340,000, the largest gain among all counties.
