72-story skyscraper apartment tower and a 28-story hotel are planned for the Hudson Yards District, also known as the Far West Side. Governor Kathy Hochul has designated a four-member partnership, the Hudson Boulevard Collective, to build the project at 418 Eleventh Avenue between West 35th and 36th streets.
The site, currently a vacant lot opposite the Jacob Javits Convention Center, will feature nearly 1,400 apartments, with 404 being permanently affordable. The hotel will provide 455 rooms for convention attendees. The development team includes BXP, Moinian Group, BRP Companies, and the Urbane Group, with BRP and Urbane holding a 31% stake.
The project is expected to cost $1.35 billion, with FXCollaborative as the lead architect. Construction is likely to begin in 2028, with the residential tower completed first. The site has a troubled history, but Governor Hochul's administration prioritized housing over commercial development after the pandemic and office market downturn.
The state-owned land is exempt from city zoning rules but must undergo environmental review and public comments. This new project represents a shift in priorities for the Far West Side, according to ESDC chief executive Hope Knight, who called it "a pivotal moment in the evolution of the area."
