ntelligent Manufacturing Solutions (IMS) has secured an 86,954-square-foot lease at 12 Innovation Way in Londonderry, N.H., a Class A light industrial property near the Manchester-Boston Regional Airport. The deal marks a significant expansion for IMS, which will more than double its operations by relocating from its previous facility.

    Newmark's Rich Ruggiero, Brian Pinch, and Tyler McGrail represented the landlord, R.J. Kelly, in negotiations. "We're proud to have helped secure a long-term solution that supports IMS' growth trajectory," said Ruggiero. The lease was arranged by global commercial real estate services firm Newmark.

    12 Innovation Way is a 233,839-square-foot facility built in 2018 for office, manufacturing, and light assembly uses. With approximately 50,000 square feet remaining available, the property offers potential for expansion by an additional 70,000 square feet. The lease comes at a time of tightening conditions in the regional industrial real estate market, with availability falling to 6.2% in southern New Hampshire's industrial sector.

    The IMS lease underscores the value of modern, well-located facilities like 12 Innovation Way and signals continued momentum for the region's manufacturing and technology sectors.
