    Real estate expert Nathaniel Pitchon-Getzels of the Getzels Group at Compass believes the property is overpriced at $68 million, estimating its value to be closer to $50 million due to its age and style. He also predicts that the couple may take a loss on the property if it sells at the asking price, considering holding costs, commissions, and taxes.

    The home's unique features, such as an indoor sports complex with basketball courts, pickleball courts, a boxing ring, and other amenities, set it apart from other luxury homes in the area. The property has undergone $3.5 million in improvements, according to its listing agent Santiago Arana.

    Despite criticism, Arana stands by the $68 million asking price, describing the house as "priced really well" and attracting a "good amount" of qualified buyers since its listing. He emphasized the property's unique features and proximity to a private airport as key selling points.

    The listing for the property notes that it has a guardhouse and requires going through three sets of gates to access, providing a high level of security. The property's appearance on the market in July preceded news of Affleck and Lopez's plans to divorce by more than a month, with Lopez filing the divorce paperwork last month. The couple have been married since 2022.
