teve Demetriou, chairman and former CEO of Jacobs, is listing his 6,500-square-foot Uptown Dallas townhome for $3.3 million, or $508 per square foot. The four-story property, located at 2828 North Hall Street in the Brownstones II complex, features four bedrooms, four bathrooms, three terraces, an elevator, and a study with vaulted ceilings and wood paneling. Demetriou purchased the unit for $3.3 million in 2016 but is now selling due to reduced time spent in Dallas.

    The building offers stunning views of the downtown Dallas skyline from its terraces, which also feature an outdoor kitchen on the top floor. The property includes four parking spaces and is one of three owner-occupied units in the complex.

    Demand for condos is increasing in Dallas, driven by their relative affordability compared to major cities like Los Angeles, Miami, and New York. According to Douglas Elliman's Brandon Hawkins, who has the listing, condos are selling at an average price of $240 per square foot in Dallas, while single-family homes average $248 per square foot.

    Several high-end condo developments are underway in Dallas, including the Knox Hotel and Residences and the Four Seasons condo and hotel tower. These projects are pushing prices up to $2,500 per square foot or more, making established high-end condo towers like The Ritz, The Stoneleigh, Museum Tower, and The Terminal seem relatively affordable by comparison.
