illionaire Stan Kroenke is moving forward with plans to transform the area surrounding Ball Arena in Denver into a vibrant urban retail village, similar to his sprawling development at Hollywood Park in Southern California. The Denver City Council has granted key zoning approvals for the redevelopment of 70 acres of parking around the 21,000-seat arena, paving the way for a massive project that could break ground as early as next year.
The ambitious plan calls for 6,000 homes, 780 hotel rooms, shops and restaurants, a recreation center, child care facility, new transit stops, and a 3-acre park. The development will prioritize pedestrian-friendly design, with a focus on open space and community engagement rather than car-centric infrastructure. Kroenke's company, Kroenke Sports & Entertainment, aims to create a thriving mixed-use neighborhood that connects surrounding neighborhoods and enhances the overall quality of life for residents.
The project is expected to take up to 30 years to complete, but it will be a significant addition to Denver's urban landscape. The development will be similar in scale to Hollywood Park, which is currently under construction on the site of a former racetrack in Inglewood, California. When finished, Hollywood Park will feature 5 million square feet of offices, a boutique hotel, and extensive retail and dining options, making it one of the largest mixed-use developments in the West.
