treamline Advisory Partners is planning a large-scale mixed-use development in Kyle, a rapidly growing Austin suburb. The Grove, situated on 99 acres at 1100 East FM 150, will offer affordable housing, market-rate homes, and a boutique grocery store to the east side of the city. The project includes 400 single-family homes or townhomes, 300 market-rate apartments, and 350 affordable units priced for renters earning less than 60% of the area's median family income. Commercial space will total 65,000 square feet, anchored by a 15,000-square-foot Marigold Market & Cafe, a locally owned grocery store with a location in Southwest Austin.
Lionheart Places is leading the design, aiming to create a walkable hub that connects to Kyle's downtown area just two miles away. Phase one will focus on infrastructure upgrades, followed by residential construction and the grocery store build-out. The city council sees Marigold Market & Cafe as a major selling point, with Mayor Pro-Tem Robert Rizo stating that securing a grocery store was a top priority.
If approved, The Grove will join other significant developments reshaping Kyle's landscape, including the 319-acre 700 Bunton project by Rastegar Property Company.
