yan LLC, a major tax firm based in Dallas, is expanding its presence by relocating its corporate headquarters to the newly completed 23-story Ryan Tower in Plano's Legacy West. The building, developed in partnership with Koch Real Estate Investments and co-developed by Ryan Companies, will be home to half of the 409,000-square-foot property. The firm will move from Three Galleria Tower in Dallas next year.
Koch has also signed a deal to occupy 29,000 square feet of the building, joining Ryan LLC as one of its first tenants. Construction on Ryan Tower began in summer 2022 and was completed "on time and on budget" despite market challenges, according to Hank Biddle, director of development at Ryan Companies.
The building features a range of amenities, including a gym, coffee bar, cafe, tenant lounge, and outdoor pickleball court. Designed by Gensler, it sits on 3.6 acres near the intersection of State Highway 121 and Dallas North Tollway, offering easy access to popular mixed-use developments like Shops at Legacy and The Star in Frisco.
The DFW office market is currently facing a vacancy rate of around 26 percent, but new office buildings with modern amenities are finding it easier to attract tenants. Ryan Tower's prime location and upscale features make it an attractive option for businesses looking to establish themselves in the area.
