EOS Developments has unveiled a £1 billion master‑planned community in Dubai’s Wadi Al Safa 5, part of the Dubailand district. The project sits just 16 minutes from Downtown Dubai, offering a resort‑style lifestyle while linking residents to the city’s key hubs.
The development aligns with Dubai’s 2040 Urban Master Plan, emphasizing sustainability, design excellence and a high quality of life. Founder and Chairman Rui Liu said the masterplan “embodies our commitment to innovation, sustainability and quality of life—principles that underpin the Dubai 2040 Vision.” The community will reinforce Dubai’s reputation as a global benchmark for master‑planned living, in line with the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum and Crown Prince Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum.
Construction will roll out in phases, beginning with Regent’s Park. This phase will feature three‑to‑four‑bedroom townhouses and five‑to‑seven‑bedroom villas, with a total of over 800 homes. Prices start at roughly £335 per square foot, and a 5 % down payment is required.
Dubai’s wellness‑real‑estate market is projected to grow from £105 million in 2024 to about £6.4 billion by 2027, reflecting the emirate’s focus on health, sustainability and lifestyle. LEOS’s new community is designed to lead this shift, offering residents a holistic environment surrounded by more than 16,000 trees, botanical gardens and crystal‑clear lagoons.
Amenities include padel and tennis courts, yoga studios, cycling tracks, outdoor gyms, children’s play areas, swimming pools, a clubhouse and more. Homes will feature smart‑technology integration and EV‑ready garages, fully supporting the UAE Net Zero 2050 Strategy and Dubai Clean Energy Strategy 2050.
LEOS continues to perform strongly in the UAE market, with multi‑billion‑dirham sales across its Dubai portfolio and a development pipeline exceeding £3 billion slated for delivery over the next 12 months. This momentum underscores the company’s confidence in Dubai’s long‑term growth and its commitment to shaping future community living.
