"We can ride on it, walk on it, and stay active," says Kelly Forman, a real estate agent opening her own office in Long Beach. She notes that the city offers Manhattan residents the option to buy a summer home without lengthy commutes to the Hamptons. "You can buy your second-home first," she explains, allowing residents to enjoy equity while still working and renting in Manhattan.
W. Park Avenue is one of Long Beach's main thoroughfares, lined with businesses, shops, and eateries. The city offers a range of entertainment options, including twice-weekly farmer's markets, summer movie nights, live music on the beach, and nightlife on the trendy West End. Away from the beaches, residents can find numerous restaurants and small boutiques.
Transportation is convenient in Long Beach, with three bus routes connecting to the LIRR, a 50-minute ride to Manhattan. "You don't really need a car," Forman notes, making it an attractive option for those seeking a beach lifestyle without the hassle of driving.
Long Beach offers a diverse range of housing options, from modestly priced co-op apartments to luxury homes along the water reaching $6 million. New developments like The Breeze offer rentals starting at $3,750 for a studio and up to $5,850 for a two-bedroom unit.
A lesser-known area of Long Beach is "The Walks," named after the months of the year, featuring walkways with no cars allowed. This private feel is reminiscent of Fire Island living, with homes closer together and a sense of community.
Between May 31, 2024, and May 30, 2025, there were 358 home sales in Long Beach, with a median sale price of $822,500. Currently on the market are 43 condos priced between $389,000 and $4.5 million, and 33 co-ops priced between $264,000 and $949,000.
Some notable listings include a $5.9 million beachfront home with 63 feet of ocean frontage, a $949,000 co-op overlooking the ocean, and a $335,000 condo just a few blocks from the beach.
