Local Market Conditions Favor Buyers, Agents Say in New Survey

eal Brokerage's June survey revealed that a majority of its agents are leveraging AI tools daily to boost productivity. The housing market remains in flux, with inventory increasing and homes sitting on the market longer, giving buyers more leverage in negotiations. Local markets are starting to favor buyers, with 48% of surveyed agents witnessing this shift, up from 43% in May and 35% in March.

    Only 26% of respondents said their market favored sellers, while another 26% described conditions as balanced. A Redfin report on pending home sales highlighted the market's shift toward buyers, with a 14.9% cancellation rate in June, the highest since at least 2017. This indicates more buyers have leverage.

    Transaction activity remains sluggish, with 45% of agents seeing fewer transactions in their markets compared to last year. However, 29% reported flat transaction activity, while only 23% saw an increase. Real Brokerage's emphasis on technology has led to a significant adoption of AI tools among its agents, with nearly 58% using them daily.

    The primary use cases for AI are focused on marketing, but the brokerage aims to extend its technology offerings to empower every part of the transaction workflow. As Pritesh Damani, Real's chief technology officer, noted, "While the survey shows that the primary use cases for AI used by agents today are predominantly focused on marketing, our vision extends much further."
