Local real estate company purchases Harford County property

Sagard Real Estate plans Class-A industrial facility in Havre De Grace.

agard Real Estate, a real estate investment firm, is partnering with Chesapeake Real Estate Group to develop a 14.2-acre plot in Havre De Grace into a new Class-A industrial distribution facility. The site, fully entitled for a 168,000 square-foot warehouse, will be the fourth acquisition for Sagard's moderate value-add fund.

    Located near Interstate 95 and about 40 miles north of the Port of Baltimore, the site offers easy access to major logistics corridors in the Mid-Atlantic region. According to John Maurer, head of equity at Sagard Real Estate, this investment reflects the company's focus on high-quality assets in markets with strong demand drivers and limited new supply.

    The planned building will feature modern amenities, including 36-foot clear heights, 280-foot building depths, and 37 dock-high loading positions. Tyler Williams, Co-Portfolio Manager for Sagard's value-add fund, notes that Harford County's access to infrastructure and population centers, combined with restrictions on future industrial development, make it an attractive submarket for investment.

    With the fund's capital base recently strengthened by additional investor commitments, Sagard is well-positioned to pursue opportunities in the market. The company plans to develop a 2,500-square-foot office suite and provide ample parking and trailer storage space.
