This transaction marks a significant milestone for D2's affiliate, underscoring the organization's commitment to unlocking value through savvy land investments.
The sale of the 48-acre site, situated at 1, 3, 4, and 7 Collins Drive within the Salem Commerce Park, presents EQT Real Estate with an unparalleled opportunity to develop a Class-A modern logistics park. The site will feature three state-of-the-art buildings: Building A (178,500 sqft), Building B (254,500 sqft), and Building C (274,400 sqft), all equipped with ample car and trailer parking.
D2's acquisition of the Collins Drive properties in December 2022 marked a pivotal moment for the organization. By securing an adjacent 3-acre residential outparcel, D2 expanded its developable acreage to 48 acres. The company then collaborated with local officials to secure approvals for a larger buildable area, ultimately increasing the site's entitlements from 586,000 square feet to 707,400 square feet.
The sale is a testament to D2's expertise in navigating complex development projects and securing entitlements in a challenging market. Strategically located near Exit 4 at Interstate 295 and Highway 48, Salem Commerce Park offers unparalleled access to the growing markets of Philadelphia, Southern New Jersey, and Northern Delaware.
