Los Angeles approves benefits for residents in San Pedro public housing revamp

San Pedro's zoning to shift towards higher density as LA Planning Commission approves affordable housing developments.

T
he San Pedro area is poised for denser development as the Los Angeles Planning Commission approves key entitlements for a trio of affordable housing developers to redevelop the long-standing Rancho San Pedro public housing project near the Port of Los Angeles. This 20-acre site, situated west of Harbor Boulevard and spanning from 1st Street to 3rd Street, will be transformed into a mixed-use development featuring over 1,500 new residences, with two-thirds at affordable rental rates. The project also includes 130,000 square feet of commercial space and 5 acres of parks.

Developers Richman Group, National CORE, and Century Housing are leading the effort, which involves acquiring a nearby parcel for a 47-unit apartment building to temporarily house displaced tenants during the redevelopment process. The project will unfold in phases over 10-15 years. This undertaking builds on the City of Los Angeles' experience with public housing redevelopment, including projects like Dana Strand in Wilmington and Jordan Downs in Watts.
