n the exclusive island town of Manalapan, south of Palm Beach's luxury haven, a brand-new ocean-to-lake estate has emerged with an eye-catching price tag: $87 million. This opulent property boasts 1.75 acres at 1160 S. Ocean Blvd., roughly a mile south of the Eau Palm Beach Resort & Spa. The estate's prime location offers approximately 160 feet of Atlantic frontage and equal space on the Intracoastal Waterway.
The contemporary-style two-story mansion, built from scratch over a two-year period, features four principal bedrooms and two additional rooms for household staff. A separate two-bedroom guesthouse, pool cabana, and garage accommodating "13-plus" cars complete the estate's amenities. With approximately 27,745 square feet of living space, both indoors and outdoors, this property is a true masterpiece.
The interior design showcases white-oak wood floors, Santorini shell stone, and high-end materials throughout. The property is owned by the NBU Land Trust, with City National Bank of Florida serving as trustee. The trust purchased the land in 2021 for $21 million, and the estate was rebuilt on the same footprint as its predecessor, a 1995-built home.
"This house is brand new, head to toe," says agent Candace Friis, co-listing the property with her son Phil Friis of Corcoran. "The high-quality craftsmanship, amenities, and location make it more than justified at this price point." The estate has not been occupied since its completion, making it a rare opportunity for someone to live exceptionally in a prime coastal setting.
Like other properties on the same stretch of coastline, this estate comprises two parcels: one with the bulk of the land on the oceanfront side and a narrow strip facing the Intracoastal Waterway. The main house boasts a grand entry hall, living room with large windows capturing sea views, and an open-concept kitchen and family room forming the heart of the home.
The primary bedroom suite occupies its own wing, featuring a sitting room, ocean-view office, and two dressing rooms. The "spa-like" primary bath is appointed in Calacatta marble with a stone soaking tub and separate toilet areas. The lowest level includes a gym, steam shower, wine-storage room, game room, and an immersive theater.
Manalapan's real estate market has seen a slowdown over the past 18 months following a boom that sent sales and prices soaring. However, on February 6th, a sale recorded at just under $50 million for a sea-to-lake estate of 1.85 acres at 1400 S. Ocean Blvd. The never-lived-in contemporary-style estate at 1460 S. Ocean Blvd., developed on speculation and completed last year, is co-listed at $79 million by agents Chris Leavitt and Toni Schrager.
Other high-dollar estates in the area include a house priced at $85 million, built in 2019, and another at $95 million, undergoing a complete renovation. The largest residential listing in Manalapan is a vacant lot at $285 million, with house plans included in the price.
