Luxury Estate Linked to Plumbing Dispute Lists for $2.16 Million

Glencoe mansion returns to market after high-profile family dispute with builder.

A
Glencoe mansion that was at the center of a high-profile lawsuit between its owners and builder has reappeared on the market with an asking price of $5.7 million. The six-bedroom, 7,000-square-foot home at 970 Sheridan Road is listed for $810 per square foot, nearly $225 more than its original sale price in July 2022. The Bernick family, descendants of the Lavin family who built the Alberto-Culver beauty products empire, purchased the mansion but soon discovered severe plumbing issues that led to four sewage floods within five months.

The family sued Heritage Luxury Builders, alleging significant construction flaws and a failure to properly soundproof the home, among other defects. The lawsuit claimed that despite contacting the builder about the flooding, they were told it was caused by flushing diapers down the toilet - a claim the Bernicks deny. A construction expert hired by the family determined that an outdated sewer line, which should have been replaced during construction, was likely to blame.

The listing for the mansion is being managed by Jena Radnay and Milena Birov of @properties Christie's International Real Estate, with Milena Birov also a partner in Heritage Luxury Builders. This raises questions about whether the alleged construction problems have been resolved. Records from the arbitration between the parties are not publicly available, but public records show that the Bernicks purchased the home through their legal entity and the builder may still be involved in the sale process as part of an arbitration agreement.
