Luxury Grocery Store Dumbo Market Sets Up Shop on Manhattan's Upper East Side

CVS Vacates Prime Location on Second Avenue and East 64th Street in 2023

A
vacant former pharmacy on Manhattan's Upper East Side has been leased to upscale food market Dumbo Market. The 12,000 square-foot space at 1223 Second Ave. and East 64th Street was previously occupied by CVS. Regency Centers owns the retail condominium where Dumbo Market will set up shop.

Dumbo Market already operates locations in Brooklyn's Dumbo and Boerum Hill neighborhoods and recently signed a lease for a spot in Hunters Point, Queens. The company is expanding its presence in the city with Jason Gerbsman of HUDSON representing them as their tenant representative.

Meanwhile, Brooklinen, a Brooklyn-based home-goods brand, is leaving the borough to set up shop in Hudson Square. The company has signed a 10-year lease for 32,000 square feet at 225 Varick St., a building owned by a joint venture of Trinity Church NYC, Norges Bank Investment Management, and Hines.

The move highlights Hudson Square's growing appeal to innovative companies, according to Jason Alderman, senior managing director at Hines. The neighborhood is seeing an emerging trend in corporate headquarters relocations, with 225 Varick St. now boasting a modernized lobby and being 82% leased.

In other retail news, Macy's Inc. has announced it will close its Brooklyn store on Fulton Street this year, along with a smaller location in Sheepshead Bay. The decision comes just weeks after the company sold the Brooklyn store to an investor group led by Albert Laboz.
