coring a coveted spot on Palm Beach's pool front comes with a hefty price tag - up to $1 million for a reserved bed in the sun. These luxury cabanas are tricked-out spaces that only multi-million-dollar condo ownership entitles you to, and they're treated as separate pieces of real estate.
"They're kind of a precious thing on Palm Beach," says Corcoran broker Suzanne Frisbie. "They can get very expensive depending on how large they are." Owners must pay maintenance fees and taxes on their poolside escapes, making them a significant investment.
If you sell your property and the buyer doesn't want your cabana, you must sell it right away, warns Fern Fodiman of Sotheby's International Realty. The priciest cabanas in PB can be found at Palm Beach Gardens' Ritz-Carlton Residences, where six private cabanas are worth a cool $1 million each.
Each cabana has a living area, kitchenette, and bathroom, offering a luxurious retreat from the sun. "It gives you a sense of what you get for a million dollars in this market," says John Greene of Douglas Elliman. "You get a private cabana."
On Palm Beach island, the Breakers at 2 N Breakers Row has 40 cabanas, each tucked discreetly behind a sliding glass door. Measuring 175 square feet, they offer seclusion in the pool area and can be worth up to $500,000.
Demand is driving up prices for these coveted spots, with most condos having lengthy waiting lists of hopeful buyers vying for cabanas. "Now people want them on the ocean side where they're not in the sun," says Fodiman. "On the ocean side, you're literally watching the waves come in. It's amazing."
