uxury home sales in Austin's high-end market experienced a brief slowdown last week, but the overall trend remains strong. A prime example of this is the recent listing of an 11,000-square-foot estate in Bee Cave, priced at nearly $15 million and boasting an impressive array of amenities.
The Eklund Gomes luxury report reveals that sales volume dipped ahead of the Easter weekend, with five contracts signed for homes over $2 million - a decrease from the previous week. However, total volume was still substantial, driven by a $9 million deal in Spanish Oaks. The average price per square foot decreased by 3% to $670, while the average days on market increased to 76.
A notable new listing is a $6.35 million home in Manana West, featuring four bedrooms and a private boat slip with access to Lake Austin. This property spans 3,774 square feet and comes out to about $1,683 per square foot. In contrast, the most expensive listing on the market remains a $19 million estate on the Colorado River, which has been generating significant interest since its debut last month.
The luxury home market in Austin continues to thrive, with active listings over $2 million increasing by 36 new additions, bringing the total to 546. This uptick is less pronounced than the previous week's surge of 54 new listings. As the market remains robust, it will be interesting to see how these high-end properties perform in the coming weeks and months.
