$285 million estate is set to break ground in Manalapan, Florida, making it the most expensive new-construction single-family home ever built in the US. The property, located at 1960 South Ocean Blvd., has secured all necessary permits and will feature over 54,000 square feet of living space, including a beach house, car museum, bowling alley, shooting range, and spa.
The estate is situated directly next to Oracle co-founder Larry Ellison's oceanfront compound. Developer Stewart Satter, former Manalapan mayor, has teamed up with builder Robert W. Burrage and design firm Choeff Levy Fischman to bring this vision to life. "Securing city approval for this estate is an exciting step forward," said Satter. "We're ready to move into the next phase of making history."
The main residence spans 50,390 square feet and includes eight bedrooms, nine full bathrooms, seven powder rooms, two kitchens, and dedicated staff quarters. The primary suite faces the ocean and features a private lounge, dual executive bathrooms with soaking tubs and therapeutic showers, and expansive closets.
Outdoor amenities include an 8,800-square-foot aquatic area with a front pool, rear infinity-edge pool, and rare acrylic wall offering unobstructed views of the Intracoastal. The grounds will feature cascading waterfalls, hydrotherapy spas, sun shelves, and lagoon-style landscaping.
Marketing for the property is being handled by the Exclusive Group at Douglas Elliman, with broker Nick Malinosky representing the listing. "This estate is unlike anything the market has ever seen," said Malinosky. "Its sheer scale, impeccable design, and unmatched amenities make it a true icon of luxury living."
Manalapan has become a hub for the ultra-wealthy, with at least 21 properties selling above $20 million since 2020, including several surpassing $40 million. The town's combination of expansive ocean-to-Intracoastal lots, strict privacy, and low-density zoning continues to attract billionaires seeking exclusivity and convenience.
