non-waterfront spec mansion in Coral Gables' Ponce-Davis neighborhood led last week's signed contracts report for Miami-Dade County. The 9,000-square-foot home at 4820 Southwest 86th Terrace secured a buyer, according to the Eklund-Gomes report, which tracks listings of properties asking $4 million and up in Miami-Dade. The property has five bedrooms, five and a half bathrooms, and is listed with Alex Pirez of Mocca Realty.
Ten contracts were marked in the Multiple Listing Service between Dec. 30 and Jan. 5, showing an improvement from holiday activity but still slower than usual. The seven single-family homes and three condos that entered into contract last week had a combined asking dollar volume of $72.8 million. Single-family homes averaged $7.9 million in price and spent 216 days on the market, while condos averaged $5.8 million and spent 355 days on the market.
The priciest condo to enter into contract was unit 8C at Faena House in Miami Beach, asking $6.7 million with One Sotheby's International Realty agent Emily Gimblett. In contrast, last week in New York saw buyers sign contracts for 20 homes, totaling $209.7 million and averaging 583 days on the market.
