Luxury Townhouse Development on Clinton Street Tops Brooklyn Sales This Year

Brooklyn Heights townhouse at 170 Clinton Street has topped the list of most expensive contracts in Brooklyn, with a sale price of nearly $14 million. The property was purchased last year by Eckstrom NYC, a husband-wife development company, for $4.75 million and underwent a custom renovation to become a single-family home with seven bedrooms and six full bathrooms.

    The 7,170-square-foot space features a double-height kitchen and dining area, a finished roof deck, landscaped rear garden, and lower level with a gym, sauna, and recreational space. Eckstrom has completed the structural work on the property, allowing the buyer to make design choices for certain finishes.

    Eckstrom NYC has purchased 18 properties worth over $90 million in the past two years. The company's proposal to redevelop a townhouse at 39 Grace Court was rejected by the Landmarks Preservation Commission earlier this year.

    According to Compass' weekly report, there were 16 deals signed in Brooklyn last week with asking prices of $2 million or more, including seven condos and nine townhouses. The median asking price was $2.5 million, down from $3.2 million during the same period last year.

    A Park Slope townhouse at 439 5th Street came in second on the list, selling for $6 million after being listed for several months. The property features a historic red brick facade and mansard roof, along with modern appliances and over 1,300 square feet of outdoor space.

    The homes that went into contract last week spent an average of 90 days on the market and had an average price per square foot of $1,388.
