Real Estate Agent Launches AI-Driven Listing Platform

new real estate tool, Propified, is being developed by a group led by local agent Remington Rand to help agents and sellers list homes faster and more efficiently using artificial intelligence. The platform uses AI technology to generate listings from photos and information provided by homeowners and agents.

    Users upload photos and fill out a questionnaire on Propified's website, which then creates a listing with property details and descriptions gleaned from the images. Agents can review and finalize the listing before it is integrated directly with their MLS. Rand claims that Propified can create listings three times faster and more precisely than manual typing.

    The goal of Propified is to create better, richer listings by applying relevant facts and features to a listing. While AI tech can build an entire listing in 15 minutes, including all the "bells and whistles," agents still need to fill out certain information that cannot be gleaned from photographs. Rand developed Propified with Will Urbanski, a high-school friend who serves as chief tech officer, and Sam Pietrzak, a local freelance designer.

    The idea for Propified grew from a conversation between Rand and Urbanski in 2020, which was fueled by the rise of AI technology and recent legal cases involving commission splits. The group developed Propified using Claude 3.5 Sonnet, an AI model by California-based Anthropic, and integrated it with MLS platforms via Selenium browser automation software.

    Propified launched in beta-version form this spring and has since rolled out a more fully formed consumer-facing site. Users can sign up for a demo and access the platform through an app site. Rates vary for brokerages and individual agent users, with brokerage pricing starting at $100 a month and single agents purchasing listing inputs in blocks.

    Rand aims to have Propified licensed by MLSs, like the Central Virginia Regional Multiple Listing Service, but believes that the backbone of the tool will be agents and brokerages. He notes that while buy-in from MLSs would be helpful, the tool was built for real estate agents and can be used by individual agents or brokerages with subscriptions.
