Luxury Wine Estate in Southern Oregon Lists for $9 Million

Irvine & Roberts Vineyards offers a scenic wine tasting experience at the Siskiyou-Cascade mountain range convergence.

A
picturesque wine tasting experience overlooking the Siskiyou and Cascade mountain ranges is up for grabs at Irvine & Roberts Vineyards, a 62-acre Rogue Valley property in Ashland. The asking price is $8,995,000.

Real estate broker Chris Martin of Martin Outdoor Property Group says the setting and facilities are "first class," with no expense spared in development. He notes that the winery has a big book of business from locals and tourists, making it an attractive opportunity for someone to build upon its quality.

The property includes over 42 acres of fully irrigated vineyard, where Pinot noir and chardonnay grapes have excelled in the sandstone and decomposed granite soils. The environmental stewardship of Irvine & Roberts Vineyards includes organic practices, regenerative cover crops, and Low Input Viticulture and Enology (LIVE) and Salmon-Safe certifications.

The sale includes wine processing equipment, furniture, inventory, client lists, wine club memberships, and the brand's positive reviews, trademarks, social media accounts, vendor relationships, and other intangible assets. A 10,245-square-foot wine processing facility is plumbed with glycol for optimal temperature regulation, while a 2,776-square-foot tasting room features seating around the fireplace or on the multi-level view patio.

Under winemaker Brian Gruber's direction, nearly 100 Irvine & Roberts Vineyards wines have scored 90 points or higher and received numerous accolades. The vineyards grow Pinot meunier and gamay noir, and produce rosé of Pinot noir and three distinct sparkling wines. A new owner could hit the ground running with a well-balanced finished wine portfolio and high-scoring inventory.
