orthstarMLS has expressed concerns that the delayed marketing option, an add-on to the Clear Cooperation Policy, could create information silos and reduce listing accessibility. The MLS claims its current system meets sellers' needs and there's no need for the additional feature. NorthstarMLS says it already supports the spirit of NAR's policy by allowing sellers to opt out of IDX and syndication while ensuring listings are available for cooperation within the MLS.
California Regional MLS, the nation's second-largest MLS, has taken a similar stance, criticizing pressure from large brokerages that want to end Clear Cooperation. Compass has announced it won't adhere to the policy. NAR introduced Multiple Listing Options for Sellers in March, aiming to provide more marketing options while supporting fair housing by giving buyers equal access to MLS property information.
NorthstarMLS argues that the delayed marketing option is ineffective and could confuse sellers and frustrate consumers. It notes that Zillow, Redfin, and brokerage websites using VOW feeds would display all listings, unlike thousands of NorthstarMLS IDX websites or Realtor.com. A NAR spokesperson said they value MLS feedback and continue discussing the new option ahead of the Sept. 30 implementation deadline.
Bright MLS stated that the policy announced by NAR has been part of their system options for years, highlighting its "Internet No" option and removal of a time limit on "Coming Soon" listings last summer.
