The Los Angeles County Board of Supervisors has approved an exclusive negotiating agreement with Mercy to develop a county-owned parking lot at 4206 Admiralty Way into a seven-story, 120-unit mixed-income building.

The complex will feature one-, two- and three-bedroom units, as well as 2,250 square feet of ground floor retail space and 135 parking spots. A community garden, gathering areas, and upgraded pedestrian paths are also part of the plans. Residents earning between 20% and 80% of the county's area median income (currently $106,600 for a one-person household) will be eligible to live in the apartments.

Thirty units will be reserved for adults with intellectual and developmental disabilities who can live independently. TCA Architects, which has designed other Marina del Rey projects, will handle the development's design. The project is made possible by the Marina del Rey for All initiative, which increased the affordable housing requirement from 15% to 30% of new developments in the area.

"We have a unique opportunity to provide public benefits and access to the Marina for all residents," said L.A. County Supervisor Holly J. Mitchell. Mercy will conduct extensive community outreach before construction begins, but no timeline has been set.
