    In July, Massachusetts’ median single‑family sale price was $665,000 (The Warren Group). Milford’s median was $557,000—over $100,000 less—making it one of the region’s most affordable markets. Neighboring towns posted higher figures: Hopkinton $987,500, Holliston $695,000, Medway $750,000. A Colonial at 149 Beaver St, listed for $659,000, illustrates the town’s appeal.

    The 2,604‑sq‑ft Colonial sits on a 1.05‑acre lot with a two‑car garage and storage shed. It has four bedrooms, two and a half bathrooms, a finished basement, and a heated sunroom. The kitchen features granite countertops and stainless‑steel appliances. Upgrades include a new heating system and Wi‑Fi‑controlled irrigation.

    Evolve Realty’s Vera Lucia Dias says the home is on the higher end of Milford’s market and is ideal for a second‑home buyer. “I could have sold this for over $700,000 last year,” she notes, “but the market is slower now.” Entry‑level homes near the town’s median still sell quickly.

    Milford’s affordability draws many Boston‑area buyers. Dias highlights the town’s proximity to I‑495, shopping centers, restaurants, outdoor activities, and strong schools, offering more value than comparable Boston properties. “Six‑hundred‑fifty‑thousand dollars doesn’t get you much in Boston,” she adds.
