While the national median home spends 40 days on the market, homes in Massachusetts sell in just 22 days, making it the quickest among all 50 states.
The study found that if the current sales rate continues, the entire housing inventory in Massachusetts would be sold out in about two months, which is lower than the national average of 2.8 months. The median home price in Massachusetts was $629,000 in 2024, making it one of the pricier states to buy a home.
Boston, in particular, has seen rapid sales with homes typically sitting on the market for just 21 days, compared to 37 days nationwide. With only 1.8 months of housing supply, Boston's high prices have remained steady at $716,000. Despite the competitive market, home sales in Boston increased by over 3% from 2023 to 2024.
The top 10 states with the fastest-moving real estate markets are: Massachusetts, Nebraska, Washington, Alaska, Kansas, Indiana, Rhode Island, Michigan, Delaware, and Virginia.
