A
long-vacant site along the Chicopee River in Massachusetts is being transformed into a vibrant residential community. MassHousing has closed $37.3 million in affordable housing financing for the development of 105 mixed-income rental homes, known as Singing Bridge Residences.
The project, led by Sydney Capital Group LLC and Brisa Builders Development LLC, will rise on a former industrial site owned by the city of Chicopee. It's part of a broader revitalization effort that includes a future sports complex, brewery, and office building at the Facemate Property.
"Singing Bridge Residences will bring new life to this vacant site, provide affordable housing options, and promote sustainability through its energy-efficient design," said MassHousing CEO Chrystal Kornegay. The eight-story building will be fully electric and constructed to Passive House standards, offering stunning views of the Chicopee River.
The development will feature a range of amenities, including a community kitchen and lounge, outdoor patio, laundry facilities, and a small commercial space. The financing structure reflects a coalition of public and private support, with MassHousing providing $6.8 million in permanent financing and $22.4 million in tax credit bridge financing.
Additional funding includes $29.4 million from Citizens Bank, $8.3 million from the American Rescue Plan Act and Affordable Housing Trust Fund, and $900,000 from federal HOME and CDBG funds. The project will serve a range of income levels, with 16 units for households earning up to 30% of Area Median Income (AMI), 23 units for households up to 50% AMI, and so on.
The unit mix includes studios, one-bedroom, two-bedroom, and three-bedroom apartments, with relocated bus service directly at the building entrance. Western Builders will serve as general contractor, with Appleton Corporation managing the property. Construction is expected to be completed by summer 2027.
