Miami review board has given its stamp of approval to four projects, but rejected two others at its recent meeting. The Miami Urban Development Review Board (UDRB) greenlit proposals for a Four Seasons-branded condominium in Coconut Grove, a redevelopment of the former immigration building in Miami, and two Live Local Act projects in Wynwood. However, it shot down plans for an Oak Row Equities apartment tower in downtown Miami and Asi Cymbal's Live Local Act project in the Wynwood Norte neighborhood.
The UDRB considers projects over 200,000 square feet and its vote is a recommendation to city zoning and planning administrators, who have final say on proposals. The board's approval of four projects came with some conditions, including reworking the design for a condo development in Wynwood Norte.
Oak Row Equities' proposal for a 45-story tower with 526 apartments was rejected due to concerns over its design, which drew inspiration from the Salvation Army Citadel building and Doge's Palace in Venice. Board members felt that the podium and tower had no connection and recommended revising the project to highlight the historic building.
A Live Local Act project in Wynwood, called Ultimate Wynwood, received approval despite some board members' reservations about its design, which resembles horizontal shipping containers stacked on top of each other. The project will feature 1,300 units, including 520 affordable apartments, and 20,000 square feet of commercial space.
Asi Cymbal's Live Local Act project in Wynwood Norte was rejected due to concerns over the building's façade, which board members felt was too flashy and would require frequent touch-ups. The developer plans to come back with a revised design addressing these issues.
A condo development in Wynwood Norte, called Rose Wynwood, received approval despite some board members' reservations about its design, which they felt didn't fit the neighborhood's character. The project will feature 149 units, including 40 affordable apartments, and 20,000 square feet of commercial space.
