Brickell penthouse at Echo Brickell has gone under contract for a record-breaking price, according to recent data from Eklund-Gomes' residential signed contracts report. The 11,000-square-foot condo, listed by Compass agent Chad Carroll, features six parking spaces, an indoor sky pool, and 28-foot ceilings. It was purchased in 2020 by Greg Kiley for an undisclosed amount.
The sale is part of a larger trend in Miami-Dade County, where 16 luxury properties entered into contract between October 14-20. The combined asking price for these properties totals nearly $103 million, with six single-family homes and five condos making up the list. Three of the condos are located at the St. Regis Bal Harbour.
The top single-family home to secure a buyer is a Coconut Grove spec home listed by Compass' Carroll for nearly $9 million. The five-bedroom, six-bathroom house was built this year and spans 5,750 square feet on a 0.2-acre lot. The average asking price for the single-family homes that entered into contract last week was around $6 million, with an average time on market of 131 days.
In comparison to New York, where buyers signed contracts for 19 homes worth $144 million last week, Miami-Dade County's luxury market is showing signs of growth. The combined asking price for the condos in Miami-Dade that entered into contract was around $13.3 million, with an average time on market of 263 days and an average price per square foot of nearly $2,700.
