ormer tenants at 506 W. Broad St. included Tiny Victory, Yaki, Boka Tavern and The Belvidere at Broad. For the second consecutive year, VCU is wrapping up a Broad Street transaction. Last week the VCU Real Estate Foundation bought 504‑506 W. Broad St. for $1.4 million, adding two buildings that currently house RVA Light, a faith‑based nonprofit, and The Riviere, a brunch spot opened in 2021. About a year earlier the foundation acquired the vacant 508 W. Broad St. and later paid $4.6 million for the former Rite Aid on the corner, giving the university control of all four corners of the Broad‑Belvidere intersection. A VCU spokesperson confirmed the purchase, noting that no specific use has been decided yet and existing tenants will stay. The foundation’s role is to identify and buy properties for potential long‑term university use. The sale closed on Dec. 12; the seller was an LLC linked to Marland Buckner, who bought the site in 2020 for $900,000. The city’s latest assessment was $1.3 million. The new properties sit directly across from VCU’s $253 million CoStar Center for Arts and Innovation, slated for completion in fall 2027.
