QT Real Estate Industrial Core‑Plus Fund IV has purchased the I‑78 Commerce Center, a brand‑new 809,000‑sq‑ft cross‑dock distribution hub in Berks County, Pennsylvania. Completed in 2024, the facility boasts 40‑ft clear heights, a 590‑ft building depth, a 185‑ft truck court, 123 dock‑high doors, four drive‑in doors, and space for 156 trailers. Its design—minimal office space and a cross‑dock layout—maximises national reach, while its position along I‑78 places it within a day’s drive of roughly half the U.S. population and close to the Port of New York/New Jersey.

    The acquisition underscores EQT Real Estate’s strategy of investing in high‑spec, mission‑critical supply‑chain assets in key U.S. markets. The I‑78/I‑81 corridor is one of the country’s most competitive logistics hubs, characterised by scarce industrial space, lengthy entitlement processes, and limited large‑format facilities. The centre sits midway between Northeast and Mid‑Atlantic population centres, providing direct access to regional and international airports, extensive freight infrastructure, and an intermodal rail terminal.
