Nantucket mansion sold for $19.2 million just months ago may soon meet its demise. The property's owner, Steven Cohen, has submitted a proposal to demolish the six-bedroom home and replace it with two new structures.

    Cohen purchased the estate at 88 Pocomo Road in November, despite being still under construction. The mansion boasts high-end amenities like a pool, pickleball court, private beach access, and a guest house with two additional bedrooms. However, Cohen's plans are to tear down the existing structure and build a new 3,426-square-foot main house and a 528-square-foot guest house.

    The demolition proposal has raised concerns among some residents, including architect Graham Goldsmith, who owns a neighboring property on Pocomo Road. Goldsmith expressed frustration with the constant cycle of demolition and rebuilding in the area, citing the recent teardown of a 34-year-old mansion previously owned by Michael J. Kittredge.

    Historic District Commission member Ray Pohl acknowledged Goldsmith's concerns but emphasized that the commission's role is limited to reviewing external architecture, not the broader construction process. The proposal will be heard by the Historic District Commission on Tuesday, pending approval.

    Cohen and the Historic District Commission have declined to comment on the matter.
