ew data from Realtor.com for March shows a decline in home sale prices in Collier County, with the median price dropping to $650,000. This represents a 3.7% decrease from February's median of $675,000 and a 1.5% drop compared to March 2024's median of $660,000.

    Single-family homes saw an even greater decline, with a median selling price of $780,000 in March, down 4.5% from the previous month's $817,000. Since March 2024, single-family home sales prices have decreased by 2.5%. A total of 192 single-family homes sold for over $1 million, similar to the 198 recorded transactions in March 2024.

    Condominiums and townhomes also experienced a price drop, with a median sale price of $475,000 in March, down 6.9% from February's $510,000. Compared to March 2024, condominium sales prices decreased by 5%. A total of 115 condominiums or townhomes sold for over $1 million during the month.

    In Collier County, recorded home sales slightly decreased from 1,030 in March 2024 to 1,026 in March. The total value of residential home sales reached $1.3 billion. Across Florida, homes sold at a median price of $380,614 in March, a slight increase from February's $379,999.

    The number of recorded sales across the state decreased by 10.6% from 36,887 in March 2024 to 32,971 in March. The total value of residential home sales increased by 64.2% from $15.1 billion in February to $24.9 billion this March.
