he City of New Rochelle is seeking proposals from licensed real estate brokers to market and lease city-owned properties, including parking facilities. The selected firm will provide commercial brokerage services, representing the city's interests in marketing and negotiating leases, vetting tenants and sub-tenants, and offering additional real estate services as needed.

    Responsibilities include advising on property rental valuation, strategic planning for leasing, and providing progress updates to city staff. The firm may also make presentations at public meetings, consult with the City Corporation Counsel on deed restrictions, and handle customary real estate transaction activities.

    Proposals must be submitted by May 21, 2025, to the Purchasing Office at City Hall, attention Karin Conca, Purchasing Specialist. Questions should be sent to [email protected] by May 9, 2025, with answers posted online by May 15, 2025.

    The city encourages proposals from Women/Minority Business Enterprises (W/MBE). Proposals will be evaluated based on commission structure (40 points), experience and qualifications (40 points), and key personnel and resources (20 points).

    The contract term is one year, with an option to renew for four additional one-year intervals upon mutual consent. The awarded firm must provide a Certificate of Authority to do Business in New York and comply with insurance requirements, including general liability of $2 million per occurrence.

    Proposals must remain valid for three months and include a detailed firm description, staff resumes, references, a proposed real estate transaction process, and a fee schedule. One original hard copy and one digital copy are required. The city reserves the right to reject any or all proposals, waive informalities, or modify requirements.
