Nursing school leases entire building at former USAA site

Galen College of Nursing relocates San Antonio campus to accommodate growing demand for healthcare professionals.

alen College of Nursing is expanding its presence in San Antonio by relocating to a larger facility. The for-profit nursing school currently operates from One Technology Center but will move to the Vista Corporate Center at 13805 Interstate 10 next spring. This relocation is part of the college's efforts to increase capacity and enrollment, with plans to renovate the first four floors of the five-story office building.

    The $15.5 million renovation project will cover approximately 121,000 square feet, or about $128 per square foot. The new facility will accommodate Galen's 2,500 students and 200 faculty and staff members. Transwestern represented the landlord in lease negotiations, while Drake Commercial assisted with the deal.

    San Antonio's Northwest submarket is a key area for commercial real estate, boasting the largest inventory of office space in the city. Despite having nearly 19 million square feet of available space, the submarket's vacancy rate was only 9.4% in the second quarter, significantly lower than the citywide rate of 13.7%.
