Onni Revamps LA Arts District Development to Include Apartments

n a strategic pivot, Onni Group is spearheading a residential-centric mixed-use project in the Arts District of Downtown Los Angeles. The development, situated at 2143 East Violet Street, will comprise two high-rise buildings: one 30-story and another 19-story tower. These structures will house a total of 474 apartments, ranging from one to three bedrooms, alongside approximately 2,000 square feet of ground-floor commercial space and subterranean parking.

    A notable aspect of the project is its compliance with Measure JJJ, which requires a portion of units be designated for very low- and extremely low-income residents. To this end, Onni's development will include 76 such units. The shift from an office-focused plan to a residential-centric one reflects the changing market landscape in Los Angeles.

    The COVID-19 pandemic has led to decreased demand for office space, prompting developers like Onni to reassess their strategies. This trend is evident in other projects, such as Tishman Speyer's recent cancellation of a 10-story office project in the Arts District. By prioritizing housing, Onni demonstrates its adaptability and commitment to the Los Angeles market.

    The Vancouver-based developer continues to pursue new developments in the region, including a high-rise under construction at Olympic Boulevard and Hill Street in Downtown Los Angeles, as well as a planned two-tower complex in Glendale.
